I have been fortunate enough to work as a real estate agent for the last 7 years. Throughout the countless homes that I have sold, there is certainly a direct formula for what amounts to a sale for top dollar, versus a suboptimal sale price. Firstly, the most important component of successfully selling a home is a comprehensive marketing plan that reaches a large audience, effectively & efficiently. It is so important to avoid thinking you can just hire an agent at a low commission rate, have them take only photos, and then post the property on MLS. In the year 2022, that form of marketing is simply just not effective. The best successes have always been the homes which are marketed through various channels. This includes not only professional photography but also direct mail campaigns, paid social media advertisements, 3D or video tours, attractive signage, marketing brochures left on the kitchen counter and if necessary staging. Not only does this help to dramatically, increase the reach of a listing, but it also sends a signal to buyers who are coming to view your property. When they see, not just high quality photos, but dynamic marketing brochures left on the kitchen counter along with effective digital platforms that allow them to tour the home when they leave, it creates the necessary leverage required for a buyer to psychologically understand the property is being marketed correctly & with intelligence, making them less likely to submit an offer that is suboptimal. The buyer understands, the seller is working with an agent who knows exactly what they are doing, and are not here to play games on sale price. Finally, I would say the last key component of a successful sale is to avoid overpricing. The properties which sell for the most, are the ones which are sold in a timely fashion. When a listing sits for 30 or more days, the seller will start to lose leverage and the listing will become stale. Buyers will start to circle the listing like wounded prey, and very likely submit an offer that is not that great. However, when the property is priced correctly, it creates a sense of urgency amongst buyers, and you may in fact create multiple offers for the property, which will help if anything bid their offers up.
