Recently, virtual staging has been gaining incredible momentum and for good reason. In my experience, I found that my clients much prefer virtual staging versus actual staging for a few key reasons. However, the main reason is that a lot of sellers find the process of having movers come to pack some furniture, then a stager coming into to place new furniture, and then movers coming back again to remove the furniture, while simultaneously restoring their old furniture, a bit of an inconvenient process!!! It sounds like it, right? Now that being said, there is still a time and place for actual staging, especially if the furniture in place does not optimize the look or feel of the home to a prospective buyer. However, I find these circumstances are not too prevalent, as most sellers do not set up their house this way. That being said, virtual staging is primarily used for vacant rooms. Below are 2 pictures I had virtually staged for a listing of mine. As you can see the virtual staging helps gives a prospective buyer a firm understanding that is easy to fit a queen size mattress in this particular bedroom. This is a much better alternative than having the room photographed empty and then maybe a buyer looking online, making a subjective judgement that the room is too small for a queen bed, and perhaps lose out on them.
