There are a few key things a prospective seller should bear in mind when interviewing an agent. Ultimately, when selling your home, often times for many, it is their single largest asset. Therefore, you need to select an agent who provides your home with the best chance of obtaining the highest offer available in the market. A seller has worked many years to build equity in their home, so it is very important to choose the right realtor to list the home & present it to the market correctly, leading to a successful exit. There are a few key signs, that an agent is the right candidate. Firstly, they show up to the listing appointment with a comprehensive analysis of comparable which have sold & have recently sold. You would be surprised how many times I have met with a frustrated seller, who told me an agent’s only advice on pricing was asking the seller how much they wanted. Make sure your agent clearly delineates using MLS or off-market data, how much your home is worth. Another indicator you are working with the right agent, is they explain in detail how they are going to market your home. It is always a red flag, if after a price is agreed upon between seller and listing agent, that the realtor does not walk you through step by step all the things they are going to do, in helping you acquire the maximum sale price. Any agent who cannot clearly communicate between four to six initiatives of their marketing plan for your home, is not going to be a good choice. Make sure you ask any agent you interview; how will they market your home. Generally, if an agent comes prepared with market data which gives you a strong understanding of how much your home is worth & is able to explain in detail how they will market your home, more than likely they are going to provide great service!
